70m² apartment located on the first and top floor (no elevator) of the owners' house, with separate entrance, comprising:

• An open-plan, fully equipped kitchen (dishwasher, refrigerator, freezer, microwave, 3-burner induction hob, extractor hood, convection oven, kettle, filter coffee maker and Nespresso machine, toaster)
• A dining area with a table and 2 benches for 6 people
• A lounge and relaxation area with sofas, coffee table, board games and HD TV
► One double bedroom (180cm bed or 2 90cm beds on request), bedside tables and lamps, and a chest of drawers. Roller shutters.

The duplex apartment has access to a mezzanine area with a sofa, coffee table, and TV
⚠️Please note that access to the mezzanine is via a steep staircase.

► Separate toilet.

Access to the apartment is via a section of the garden shared with the second apartment.
You will enjoy a pleasant outdoor space consisting of a terrace and a small private garden, bordered by a hedge.
A table with six chairs, a parasol, deckchairs, and a barbecue are at your disposal so you can make the most of sunny days.
You can park your vehicles in front of the house, where parking is completely free and unlimited.
You also have access to the locked garage (no car access) to store beach equipment, surfboards, wetsuits, bicycles, etc.

The neighbourhood and the shops
The apartment is located in a very pleasant and peaceful residential area, surrounded by greenery, close to the street and the bike path leading to Guidel-Plages.
You will be a 5-minute walk from beaches popular with surfing and kitesurfing enthusiasts, shops, bars, restaurants, the water sports center, the playground, the Laïta estuary, and hiking trails.
A 5-minute drive will take you to Guidel village with all its shops (supermarket, butcher, fishmonger, bakery, newsagent, etc.) and the traditional Guidel market every Sunday.
The Kerbigot bus stop for line 10 to Lorient is just a few minutes' walk away.
For restaurants, the Groom Team will be happy to recommend the best places on the coast and in Lorient, which you can also find in your digital welcome booklet with reviews, information, and directions from the apartment.
