Description of the accommodation

Large new villa of 214 m² comprising:

► On the ground floor:

○ An entrance hall with storage

○ A large, bright living room overlooking the garden and the aquatic area with:

• A lounge and relaxation area with leather sofas, a coffee table, a giant 98" HD connected screen, and a Samsung soundbar

• A dining area with a table and chairs for 10 people

• A large, modern, open-plan, fully equipped kitchen (dishwasher, refrigerator, freezer, kettle, espresso, Senseo, and filter coffee makers, toaster, microwave, fan-assisted oven, induction hob, extractor hood, wine cellar, raclette grill, stone grill, etc.) as well as a high table with stools for 4 people

A first terrace runs alongside the living area and allows you to enjoy the beautiful weather at a large table with chairs for 10 people.

A second terrace in front of the pool area offers a real 6-seater jacuzzi protected by a pergola, as well as a garden furniture set with 4 armchairs and a coffee table.

The lawned garden area will delight young and old alike with outdoor games (ping pong table, soccer goal, ball pit, Molki, etc.) or deckchairs for a well-deserved nap.

A barbecue area with a large charcoal grill and utensils is available.

Finally, behind the house, a pétanque court with boules for adults and children will allow you to enjoy your evenings.

At the front of the house, a private, unfenced courtyard offers parking for four vehicles plus one in the closed garage.

The neighbourhood and the shops

The house is located in a quiet residential area.

Shops and a supermarket are a 5-minute walk away. Erdeven town center with shops, a bakery, restaurants, banks, a tourist office, and a pharmacy is a 10-minute walk away.

Ideally located for getting around quickly and visiting the most beautiful sites in Morbihan:

• Beaches, Ria d'Etel, and Saint Cado are less than 10 minutes away

• Quiberon Peninsula, Carnac, departure points for the island of Groix or Belle-Île-en-Mer are less than 15 minutes away

• La Trinité-sur-Mer and Saint-Philibert are less than 20 minutes away

• Vannes and Lorient are 30 minutes away

GENERAL TERMS AND CONDITIONS OF HIRE :

The Tenant agrees to respect the following obligations:

- To sign the rental contract and to deposit a deposit (bank imprint, not cashed) before entering the accommodation;
- Not to organise any party in the rented premises;
- Not to smoke inside the accommodation;
- Not to disturb the neighbours;
- To tidy up the accommodation and return it in an acceptable state of cleanliness;
- Not to allow more people to occupy the premises than the maximum number indicated;
- To pay the rent and charges according to the agreed schedule;
- To use the premises peacefully in accordance with the contractual destination;
- To scrupulously respect the internal regulations and the conditions of use of the various facilities;
- To be responsible for any damage or loss that may occur during the term of the Lease in the Premises which it has exclusive use of
- Any furniture, equipment, materials and objects that are missing or damaged or have been put out of service for any reason other than normal wear and tear shall either be replaced identically with the consent of the Landlord or paid for at the price of identical replacement.
- To respect the arrival time indicated, under penalty of not being able to access the accommodation without possible compensation;
- To respect the departure time indicated, under penalty of additional charges;
- Not to cause any disturbance to the neighbourhood;
- To notify the Lessor without delay of any malfunction or deterioration, whatever the cause;
- Not to bring any animal into the rented premises (Unless an animal is clearly accepted in the advert) ;
